With further extreme winter weather on the way is your Letting Agent doing their best to prevent the cold causing damage your property. It is good practice for agents to regularly visit any vacant properties over this period and make sure everything is okay. Some agents will carry out this service unless requested to and will ask for an additional charge so check the details in your Business Agreement.
It is also a good idea for the heating to be on low over the cold snap. This can prevent pipes from freezing and also if there is a viewing stepping into a property that is colder on the inside than the outside can be a little off putting for potential Buyers or Tenants!
Another option is to have the system drained to prevent freezing but this will have to be done by a professional plumber.
In the cold vacant properties could be attractive to squatters. A squatter is someone who unlawfully occupies an uninhabited building or land without the owner's knowledge or consent. Squatters do not have any ownership documents, tenancy agreement or other documents to prove their right to occupy the property. Once in, squatters cannot be forcibly removed without a court order.
